In the past couple years I have originated a ton of short term rentals in the Smoky Mountains and also looking at the Asheville area and after seeing the returns and having my clients come back and purchase 2 - 4 more we decided to go the short term rental route ourselves this past Jan and it is already bringing great results!!

The markets that have good job diversity, growing economies, affordable rent to income ratios and have not seen a massive run up over the past several years.

@Michael Noto Hi Michael, I've been interested in NB for the past couple of months.

In the past we have split all income and expenses evenly and claimed them 50/50 on each years tax returns.

Hello all - This is my first post in BP though I have been following the site and listening to the podcast for past year and have bought an SFH in A class neighborhood in Dallas this past year.

@Chris Hodge when we've mailed in the past we usually just send blind copy mailers to get a bigger response.

Public mls shows active listings but not all the supporting data, past listings for comps, or the agent notes. 

I've been following the transformation of Downtown Long Beach first hand for the past several years and it's truly amazing how much has changed.
