Opinions on Long Term Vs. Short Term Rentals

Hello everyone!  I live in North Carolina and have started research for buy and hold investments.  My main goal is to eventually have enough rentals to replace my day job. To do this I will need to acquire double digits properties; however a family member and I are debating about short term (vacation rentals) vs. long term rentals.

I wanted to see if anyone on the forums as a portfolio that has a mix of these two types, and what rate of return do you see in comparing them.  Just trying to determine if long term, even though the tenants may pose a larger risk, in the end result with a higher return.
