There are some good templates online, and more than likely the GC will have their own contract that they always use.If you do decide to go without an attorney make sure there are a few items on the contract regardless.

Have money but spend it on things nobody needs, sports, boats, cars, etc.

I am in Houston and I have completed my real estate course, online.

They always have lots of inventory online so you can look at what they have to get an idea what I'm talking about.

The reason why i am pursuing this career is because my father passed up his own property management company to make sure he never missed any sports games us kids were playing.

Real estate is a contact sport.

Hey gang ~ I'm still looking for good, solid ways to establish a value on a property without spending $300-$400 on an appraisal (which I've found to be as wildly inaccurate as Zillow's zestimates or eppraisal or any of the other online valuation sites!!).

Meetup is a good place to start online, look for REIA's, and Real estate investing clubs online in your local area.
