Real Estate Is A Contact Sport

Real estate is a contact sport. The more contact you have with people, the better chance you have of finding a deal in the most random places.  This is true whether you are an investor or an agent.  Everywhere you go, talk to people about what you do. Grocery store cashiers, people at the dog park, neighbors at your rental properties.  My most recent listing I go is someone I met randomly while walking my dog.  Last year I was able to pick up a rental property off market, by talking to the neighbor at one of my other properties. We were talking and she asked if I would list her property for her, and I told her Id actually be interested in buying it.
