I've done the reading have the understanding but missing  the fine points. Looking for someone who might be able to give a hand. willing to do grunt work and learn beside someone. Not looking to make money right now just see what this real estate biz is all about.

Hi, Travis and welcome to biggerpockets, it sounds like your next step should be to find your local real estate investing club and go to the meetings if there is more than one club in your area check them out. you'll find that most of the people in these clubs are friendly and willing to share their experience and give advice and who knows you may even find an experienced investor that is willing to mentor you or even partner on your first few deals. Meetup is a good place to start online, look for REIA's, and Real estate investing clubs online in your local area. Best of luck in your investing endeavors.
