Eyeball everything, take lots of pictures, get in the habit of photographing everything especially if you are going to be a landlord.Good luck with your adventures.

It will last practically forever, cleans easily, pet stains will not harm it, it cannot be burned, if cracked can be repaired easily if you saved extra tiles, flood events (toilet overflow for example) will do little damage, etc.

I agree with Wayne Brooks, Pennsylvania has a new "Implied Warranty of Habitability" law that discusses a situation like this.You need to ask yourself.Do I want these to be long term tenants? 

They gouge routinely and out of habit that is my feeling about these people.

Some people get so offended that they will want to physically harm you.These kind of people thrive on confrontation.
