Unit Floods Right After Lease Signed!
My new tenants unit flooded 2 days after signing the lease. It was caused by a clogged AC drain line. This has required removing carpet from 1 of 2 bedrooms, and will require replacing laminate flooring in a large part of the unit. We are working as quickly as possible to repair the unit. The carpet has been replaced in the bedroom, but the flooring has not been done yet, now 11 days in. How should I compensate the tenant for the inconvenience? The unit is certainly livable now, though she has not been able to set up her furniture in the living room/dining area. Bedrooms are now fine.
She is threatening to withhold 10 days of rent from her next payment. I have told her that I do not accept partial payments, and this will all be sorted out when everything is done.

10-11 days seems fair. It may have been "livable", but the tenant didn't agree to pay rent for "livable" when they signed the lease. It was your bad, pay for your mistakes, move on with a good relationship with your tenant.
