The primary way I do this is through cold calling.

I am very eager to start door knocking, cold calling etc... but the only thing that holds me back is having a legitimate contract to sign with the seller if I am able to negotiate the price I want.I know there are lots of boiler plate contracts out there, and some even use the MLS contract with a contingency that the deal "can be assigned".

Any experience with any PM's in the area would be extremely helpful.b) I have a decent idea of what neighborhoods to steer clear of, but wanted to make sure that I'm not missing any.
