Can someone help me understand the hard money lender process.

I'm in the process of doing a FULL rehab on two houses that are on one parcel.  

It adds value right away without having to wait to rent it during the remodel process.

If you are maxed out at 19 units doing everything yourself and looking to jump to 67, you clearly will need to bring in others to help you out ( i.e. manager, maintenance, design your systems and processes).  

@Adam Shaddy I am in the process of refinancing my FHA loan to a conventional so I could use another FHA loan in the future.

I am in the middle of the application process to join the police department.

All those factors effect the tax implications and loan qualification process.

I believe this empowers the GC and helps him to feel responsible and participatory in the whole process, which helps in cultivating a relationship that you can utilize down the road.
