New Member Seeking Business Partner in Texas

I'm looking for a business partner or investor located in the Fort Worth / Dallas , Texas area for Buy and Hold and Flip properties.  I'd like to turn this hobby into a business.  Currently have 2 Buy and Hold properties.  Any one have any suggestions on where to start?

Haven't used them since I'm back in Houston but give them a try.
Longhorn investments
Sherman bridge
Noble mortgage
Jet lending.
Look in to quest Ira in Dallas. That's where I've raised private money at in Houston and Dallas.
