New Investor Looking For Some Basic Info

Hey BP,

I really enjoy the type of community that BP has and I am excited to get started investing in RE. I do have some beginner questions about a theoretical loan for ~100-200k:

- How early can I get pre-qualified for an FHA or Conventional Loan? Can this be done before I even have a prospect to purchase?

- Would 20k in cash be enough for a down payment and all closing costs etc for either of these loan types if I were looking for a multi-fam in the Portland, OR area? If not, what would be the estimated minimum?

- Are there any people in the Oregon market that can shed some insight into rent prices and/or multis available for sale? I am currently living in Washington and plan on moving to Oregon next year.
