Also when giving the seller an offer, particularly a low one, how do you justify it, respectfully, to them and get them to lower?

If the highest and best is higher then walk don’t fall for their dirty tricks  Respectfully or not so respectfully because you are insulting... you don't know what you are talking about. 

If the home is in an HOA I would move on to another property but if you are feeling lucky each condo association declaration (HOA rules contract) is recorded with the County Clerk and it can be found on the respective county's website.  

That's why you need a legal entity when investing with a non-spousal partner to be able to make your own splits, equity or profit/loss.This is why I am thinking just dissolve the LLC with putting the respective properties into the respective siblings name, but then cash has to be brought to the table to buy out the other siblings.
