But I went ahead because my goal was buy and hold with 100/unit/mo longterm and it seems to do that assuming I can manage the transition from current rent to target rent.  

My wife and I update our balance sheet every month and have different growth goals that we track.

For example, TIC an option with enough clauses added to protect me while still achieve my goal?

Wall wash with TSP prior to painting if possible,, if the ceilings are flat (not popcorn) wash also, a sponge mop with a towel over it works great and fast..2 buckets one wash one rinse.you wash everything,, doors, trim, floors, cabinets, light fixtures, all windows glass and tracks.Bleach is ok to use but I've found that TSP is best thing to actually REMOVE the nicotine,, you'll be shocked when you see how well it works. 2 Prime, Kilz primer to seal anything your going to paint.3 Remove all blinds, throw them away the plastic retains the odor and they'll be gross anyway.4 Air Ducts if you can reach inside wash out.. then spray Kilz in them as far as you can reach with the system off.  

Your goals and perspective and mine are geared towards highest possible success, whereas most of the people on this site just want to flip a few properties here and there, or get cash flow units to achieve a more financially stable life.

My primary goal as of right now is working towards finding a great house hack; whether that might be a multifamily property or a large single family home that could appeal to the college town of Eugene.
