Missed opportunity.

A new real estate investor walks into my place of business and I missed the opportunity to connect. He is my age and just closed on his first rental property. I did get him an account set up and I did save him a lot of money to fix up his rental but what I really wanted was that connection. (His sales are good for me too though). I did mention that I'm an inspiring investor and still looking to get my first deal. He didn't seem too interested and I stopped trying to get more information. My question is, what are some good questions to get people going? I don't want to miss out on anymore opportunities.
