My experience to date has been using a property manager for long term rentals. 

The best thing about this site is that they keep the paper work up to date with the latest laws. 

We knew/guessed the roof was at the end of its expiration date so we replaced that.

@Stephen Lynch  My mom lives in the area, but I get rent paid through etransfer or post dated cheques and I can deal with problems over the phone or email.

If they do GREAT, start talking numbers and walk thrus and closing dates.

(Over 130 to date) My partners and I picked this property up at auction about a month ago and I decided to buy it as my first personal rental.

Provide the tenant a copy of the receipt,  keep your own copy,  and forward a copy electronically to the tenant (email, etc) if possible, and store it yourself in such a manner that you have proof of date it was created. 

-Second company told us that the tenant must request the verification directly from them in writing and then they will release a standard letter directly to the tenant with the dates of tenancy and rent amount.

Here is my financial situation at a glance:-Credit score fairly good about 700 to date-I have saved up a decent chunk of money over the last 7 months-I have student a good chunk of debt (thanks to college and student loans approx. $29,000), however I am on a regular repayment plan and I can afford my monthly payments.
