Best site for Eviction Paperwork in New York State!

I always tell people who are looking into investing in real-estate there are several things they should learn.  One of the most important that tends not to get enough attention until you need it is how to evict in a specific region.  A resource I found extremely helpful for navigating this confusing process is in New York State is  www.nycourts.gov.  They have one of the best templates for the eviction process program in NYS that I have seen anywhere.  Not to mention it is FREE!  They also have 2 separate processes.  One for New York City landlords and the other is for all of us folks Upstate.  I have only had to use the upstate one for Rochester, Buffalo and Syracuse.  For the upstate program I have found that it asks you every question and really puts together the paperwork for you.  You will then get instructions on when where and how to deliver the paperwork and file your case in court.  I have found this program incredible for the most part but a bit frustrating in only 1 respect.  If you go through it too slowly it may fail to give you the documents and force you to start over.  That can be a bit annoying.  Other than that I love it.  If you follow the instructions you cannot fail but remember that you must fill out all of the paperwork and complete the process in the time frames given.  The best thing about this site is that they keep the paper work up to date with the latest laws.  FYI: I am not affiliated with the site at all.  I just figured I would pass on my good fortune.  It was years before I stumbled across this site.  Hopefully you never need it but let me know if this helps you.  

The two links below will take you directly to the page for the pages for evicting a tenant that has not paid rent.  This is the "Nonpayment Petition Program"  For the Upstate link scroll down to the section that says "Start"  and click on Landlord non payment rent demand program.  If you are following the NYC link you will need to click on the link for the Small Property Owners Nonpayment Petition Program.  

FYI this site says that it will work if you meet the following criteria

"You can use this program if:

  • you do not have a lawyer,
  • you own less than 3 rental units,
  • you are the owner and landlord of the premises,
  • you are not a corporation or voluntary association,
  • the premises is not rent regulated"

The site has plenty of other do it your self information that can be found here https://www.nycourts.gov/court....  That includes evictions that are not for non-payment.
