Yes, sometimes there are reasons the houses aren't moving, but a lot of times the reasons don't matter to me as a landlord.

@Jon Holdman  having had to foreclose unfortunately on my share of borrowers during the crash I got educated in the small print where my first 25 years or so lending I never even read the small print.. its when things go wonky that the small print matters  :)

Unfortunately, from the sounds of it you won't be able to utilize a 1031 to sell and purchase the 4 you have under contract.It doesn't matter if you're a dealer.
