It needed about 20K in renovation including a new roof, new tile flooring, new interior paint, and trees trimmed.

I have had 0 tenant problems since first starting out because I lay out the expectations up front, no bulls$#t.

Tile is good, but you need to make sure you have a solid floor or it will crack. 

Of course the property lay out has to make sense, preferably corner lots with alley access or large driveways for off street parking, they are out there and do well especially near colleges.

It will never be concrete #s. 300k houses probably do not have $.49 tile.

Your next move should be a plan that lays out each decision you will make from property to property. 

For flooring I am currently using all porcelain tile in kitchens and baths.

After having the plans drawn up by an architect and submitting them to the HOA for review, we discovered the CC&R's on this particular street required tile roofs, which added a significant expense to each new build - approximately $30,000 for the structurally reinforced roof needed to support tiles.
