Rehab Estimates in San Antonio

Hello, I am a new wholesaler in the San Antonio area and I’ve been doing research on rehab estimates but can’t quite find what the typical rehab costs in the San Antonio area. I want my rehab estimates to be as accurate as possible before I start sending deals to end buyers. I’ve seen some numbers on the internet and was wondering if these would be applicable in the SA market. Any advice on rehab estimates would be greatly appreciated.

Light = flooring & paint

Medium = flooring, paint, kitchen, & bath

Heavy = full gut

Under 1500 sqft

* Light : $10k

* Medium: $30k

* Heavy: $55-60k

1500-2500 sqft

* Light: $15k

* Medium: $40k

* Heavy: $75-80k

2500-3500 sqft

* Light: $25k

* Medium: $50k

* Heavy: 90-95k

These numbers aren’t including possible plumbing, electrical, HVAC, and roof repairs.
