New Bathroom Floors for rental

My new unit has carpet throughout the entire unit excluding the kitchen (yes even the bathrooms) and of course I have to rip that stuff out. This is my first time replacing floors so my first idea was to go through the MLS listing and see what others in the same complex have done for their floors. I'm stuck between doing a waterproof vinyl throughout the living areas and a porcelain tile in the bathrooms or just do the Vinyl throughout.

My main idea for the tile was to not give it such a uniform look but curious on other peoples thoughts and why, thank you fir your time!

@Evan Westerman - Tile in any wet areas (kitchen, bathroom, entryway).  LVP, LVT, Hardwood, or Carpet in the living areas.
