You can even help her out by advertising it early and scheduling an open house, IF she can solidly commit to the move out date and leaves it in good condition.I'd emphasize that you're willing to let her out of the lease even though you don't have to, but she will be absolutely responsible for rent until the date of the new lease.

If you want to use seller financing, all this is should be are the terms for which you and seller agree to sell the property for:1) Intial payment (through escrow)2) Any additional consideration (cash, car, collectible, note or notes)3) any additional consideration paid upon some future date or thing happening.Start with your dream terms that you can discuss and still keep a straight face.

Got nostalgic over the weekend and thought about what I would love to tell my 20 / 30 year old selves, but realized they wouldn't listen anyway....What 20 won't believe-You're going to spend a lot of money on dating but not date your future wife until after 30.

When I read "you used to buy below 70% all day"  then it makes sense that you would have a cash flow property if you purchased in previous years or even several months ago. what was the date of your last purchase?
