Smaller Texas Cities

From what I've read on BP, Texas is a great place to invest in real estate. Does anyone own  rental property in Texas other than big cities such as DFW, Austin, Houston, San Antonio? Those cities appear over saturated with rentals because of all the hype.

When others are zigging, it's usually smart to zag.  There is such a thing as market cycles and we are due for a correction sooner rather than later.  Having been through 2 market corrections, I too am looking almost exclusively outside the major metro areas as pricing in places like Austin has gone well beyond market fundamentals.
