Also, get an invoice for everything and have copies of all the work done (permits etc) on your home.

If a formal probate, most state's probate laws permit the PR to sell assets during the course of administration.

Depending on the problems and where your located, you may not even be able to repair any damage to it because the county may not issue you a permit, but a county engineer will have to decide that.

Where I live, we have a lot of land and don't have to work with zoning other than getting building permits and inspections.  

I can only find permits for the roof.
