Hello ManatuaSomething simple that you can do is contact a local real estate agent and ask them to pull the local comps for you, by doing so you can develop a business relationship with him\her for a future deals and as a local fiduciary. 

What is a reasonable pay structure for this relationship?

I just created my account here on BP and I am looking to build some solid and long lasting relationships with individuals who love what I love.

We flip in WA state where the market is hot and I have been challenging myself on what is good and what is over the top.if you spend time searching Amazon, clearance sections, Ikea, &  build relationships with vendors (my countertop Co) you can source current on trend finishes and not spend a ton. 

I would like to get a local contractor to go with me when I look at a property to give a more accurate rehab cost but that may challenging starting out until I establish a good relationship with trusted, go-to contractor(s). 

Kinda like a bank's pre-approval, you would talk to a few hard money lenders and give them an idea of your experience and what you're looking for to start building a relationship.
