My questions are the following: 1) Is phoenix a good city to rent to traveling nurses? 

When LLC's are set up by your smaller average landlord, they are easily pierced by a decent lawyer because there is often enough cross over of income and expenses to prove they are a "smoke show".Plus depending on state, there are recurrent fees for each LLC, nit just a one time set up cost.The debate is over heavy liability insurance coverage vs having a bunch of LLC's......

One of the tenants is appallingly filthy (think poop on the walls), and another smokes indoors.

I would look at TR (Travelers rest). 

Cell phones, travel, internet, vehicles, household misc.

My passion would be to use real estate as a tool to allow me to travel the world and do more volunteer work.

If this were were just two months ago or so I'd be trying to get a hold of you with a small handful of options that would smoke that pricing but this type of lending is upside down right now until the bigger HMLs can property assess risk. 

We travel a lot for various beer festivals and corporate gigs which has given me an opportunity to see some awesome real estate markets outside of my local area.
