Yes, we will pay above marker rents, do a longer lease of 1-3 years, owner wont have to worry about rent being paid as were a professional company, and the property will look fantastic with us paying out of pocket for many interior upgrades.

That’s what I’d prefer instead of seller dropping sales price and then me having to pay out pocket and also just deal with the hassle.
