We had the electrical panel updated by a licensed electrician.

Our local electric utility company will exchange burned out CFLs with new for free, up to 6 at a time.

Either way expect that it will cost you money.Also since it is a two unit, there might be common area electric and heat.

They read water, gas, and electric every month then calculate the bills and send the full bill (utilities, rent, late fees, balance forward etc) to the onsite manager for them to pass out to the tenants. 

This guy is amazing and does pretty much everything except electrical/plumbing.

My only sub costs are plumbing and electric and electric is coming from the FHA 203k loan part.Some of those numbers are material only.

Unfortunately I haven't been able to actively practice real estate while keeping a full-time job, so this will be new to me.My questions:- Will a company be willing to hire someone with no experience in real estate, but 5 years in electrical designing and 3 years power plant engineering?
