If you go into this with the aim of helping people first you can't go wrong.

I've spent a lot of my time going to seminars, reading the top Real Estate Success books, even signed up for a few programs but have not had the success I aimed for.

Increase your safety measures (lights, exterior cameras and signs letting them know they are being recorded) allow a sublease, if the tenant finds.

You should aim for property #2 in 6 months.
