I NEED HELP! WHAT DO I DO?

Hi BP,

I have a rental where 4 young women (mid-20's) are renting out my 4-bedroom home in an A/B suburban neighborhood. Several weeks ago, a tenant's vehicle, a BMW, was stolen overnight, and at the same time a neighbor's laptop was stolen from his vehicle. The girl's ended up getting a GPS location of the vehicle through the dealership, found the car, and alerted police. Three teenage males were found in the car and arrested for Grand Theft Auto. Then, it got a bit strange and a relative of the teenagers arrested contacted my tenant via Facebook, and alerted her that he had her stolen belongings from the car. A detective determined that the 3 teenagers and the relative who reached out via Facebook are all related to Gang activity.

Now, the girls do not feel safe in the home, which I don't blame them, and they would like to move out. However, the problem is that I have NOTHING in the lease about terminating the lease early or moving out before the end of the lease. They have signed the lease to stay until July 2017.

What do I do? My only thoughts have been to allow them to find people to sublease from them, pay 2 months rent to terminate the lease early, or to remain until the completion of the lease.

I want to be respectful and compassionate towards the girl's safety, but I don't want to just let them get out of their lease so easily either. I won't be able to rent the home for nearly as much money in Nov-Dec as I did in July, as there are far less people looking to move this time of the year.

Thoughts?
