He mentioned several types of insurance including a 300k liability coverage and maybe adding on an umbrella package in addition to that 1500.

You should ask them about "accounting only"packages that limits their interactions with homeowners, which is much of the cost.

I've purchased packages of homes from sellers in the past and have wholesaled the whole pile, but have also wholesaled the parts.Make a gross offer for the whole pile, for ease of understanding, let's say $1M.

BP'ers would  a Tri-plex, Duplex and SFR package deal(6 units) that costs 115K and generates 44K annually in gross rents(Current leases) and 20K in NOI makes sense?

You can DM me if you'd like me to put you in contact who I went through, but I suspect you'll encounter a decent amount of banks that are willing to go up to 90% LTV if you have good credit, good income and if you ask for a higher LTV amount.
