Would you pay 115K for 44K Gross Rent and 20K NOI??

BP'ers would  a Tri-plex, Duplex and SFR package deal(6 units) that costs 115K and generates 44K annually in gross rents(Current leases) and 20K in NOI makes sense?  Keep in mind that All expenses i.e. water, taxes, cap ex,vacancy, PM, maintenance and insurance are included in expenses.  Mortgage P/I Annually is $4,454 or $371 monthly.  The properties are in "C" neighborhood and in good conditions(roof/mechanical newer)
