Not familiar with your term, "house hacking" but I'd recommend picking a few ways to learn and profit from real estate.

Just pick an insurance company carefully just like you would pick an attorney, RE agent, CPA etc..

If it’s a fan motor or similar it’s not that simple, but the first place I look is a thermocouple.

This can be as simple as having a 2x4, a saw, and some nails or screws handy, and as complex as taking the drywall or whatever off of the inside wall so you can re-do a lot of the frame.If it's just you working on it, you might think about having a piece of plywood, a couple of 2x4s, and some real long carriage bolts available. 

Instead, keep the letter simple.

A lot of investors jump into becoming a landlord only to find out that it is not as simple as they thought it would be.  

I don't know if there's a wrong decision..... it's just a matter of picking one and going with it.

Its a very simple business.
