Indicate that if they are willing to work with you, you'll be more lenient about the deposit.My guess is that these losers won't understand that and have mentally written off the deposit already, but maybe it's worth a try.

Hi…so we have this 6 flat we bought a month ago and we did another walk through today and of the newest tenants (not leased by us) was a bit odd…not strange in mental health way, but somethings didn't add up….she claims she is the only person living there but NONE of the closets have ANY clothes…zero, nota stich.  

With that being said, in Connecticut, when we purchased a building and had a tenant that was in the process of being evicted and was going to leave on their own, our attorney felt comfortable with the tenant signing the below AND returning the keys.Dear Landlord of [ADDRESS],I, [TENANT], residing at [ADDRESS] am giving formal written notice that I have vacated my apartment at [ADDRESS] and will NOT be returning.Sincerely,[TENANT]______________________________ ______________________________Signature                                         DateAgain, please don't take this as legal advice without consulting an attorney, and this also goes back several months, so it's possible I am having a slight mental lapse if our attorney mentioned anything else. :)Good luck.

He has a history of severe mental issues and is diagnosed bipolar with schizophrenic tendencies, all of which I did now about when I signed the lease.

And isnt really mentally available either. 

We have all mentally gotten a project completed or goal achieved for the price we want for a property or return...then all the sudden we move the goal posts.

Mentally filing that away.

What personal hurdles (mental, financial, or otherwise) did you overcome to close your first deal?

That might have been the hardest physical/mental thing to do... lol. 

Kind of a tough one since he's mentally spent all the money before he's even gotten it.
