Dear BP Community:We are buyers on a property where the appraiser unexpectedly appraised the property to be in Below Average Condition.

I've noticed that for the most part higher price = better quality like anything  We were also looking at a Condo that is significantly less and decent condition (don't really want HOA Fees but the rent could cover payment and HOA) @ 70K, but we could only rent out a 1 Bed/Bath.  

Also, any potential pay increases, windfalls, inheritances, etc are not included.

However, be careful you properly forecast for increases in the property taxes.  

There is a house that has been vacant for a couple of years that is in moderate condition and it has never been listed for sale.

So take your estimate and increase it by 10 or 20%.You don't want to invest in thin deals especially with an HML lender.

The list has structural, lack of utilities, hazardous conditions, vacant and open and uncorrected red tags. 

The real question is about the condition of the current kitchen (or other thing you are replacing/improving).

Large luxury apartment complexes have been built over the years around the area meaning the rental business is increasing.

It all depends on traffic , road conditions , and time of day or night .
