I mean It does State this contract is contingent upon the buyers approval of the inspection report at the buyer's sole discretion , but I do not see an actual deadline for them to finish the actual work that has to be done on the home .  

In terms of taking a loan, it would need to be a commercial loan, which does limit you slightly, but what you can also do, is with the approval of all members (document everything), one partner can take a personal loan, leveraging his portion of the LLC ownership.

That would be kind of a last ditch effort.Have you found success with pointing out the instances they have approved a similar request in your city?

Try searching groups on FB (brew city rei, landlords of mke, etc)Are you pre-approved with your lender so you can act quickly?

I'm in the process of pre-approval and I'm still on the hunt for the right property, but the lender gave me a few different options to consider.

I went to the bank to get pre approved for a conventional mortgage loan and got sent to the commercial loan dept.

weeks to approve the spit. 

Then any draws are subject to approval & must be signed off by any subs for completed work (no ML's).

He is pre-approved for an Cal FHA loan for $315k.
