Note that if this goes well, I would want to continue making deals there.I don't think this is necessary in this day and age - plenty of direct lenders that can offer you good service and DSCR Loans for a wide variety of situations with competitive rates - easy to find here as well. 

I find this discourse about cashflow OR appreciation an incredibly narrow way to look at the market.

I've found the area to be incredibly over-saturated with rentals, really driving down nightly rates and occupancy.

Speaking of junk, doing my research tonight saw a 1/4 acre lot for sale.....except that it is 25' wide and 407' long. 

This couldn't be more of a true statement with the current clients I'm dealing with.. on one spectrum, I have clients that are incredibly respectful take my recommendations and listen and on the other I have people who are just plain rude and are a pain to work with. 

It's been an incredible way to get started and build momentum!

Every so often I have heard people say they have found tax lien/deed lending, but I think that is pretty rare and not widely available.   

I don't think it was ever easy to make a lot of money, but people are still doing it.I am seeing a ton of people scale their portfolios incredibly fast in today's market.

If this happens, the attorney will probably seek thousands of dollars in attorney's fees and costs, far greater than the security deposit.This is incredibly frustrating since this attorney filed many of these type of cases against landlords throughout Florida!!!

So far they have been incredibly inspiring and informative (if not at times a little depressing, due to the example prices being so ridiculously low compared to the actual prices in my area!
