@Joe GoreThere may be things that we're missing, but my assumption is that the contract listed large items and didn't mention every little things, that is part of the big item.Kind of like when it says 'rewiring a house' that would also include attaching outlets and switches and adding switch plates etc.So, it really comes down to how the contract is worded and what was meant with it, but a 203K loan usually involves renovating a house until it's considered finished, or the mortgage company would have a loan on a house that is not finished.

In other words, if this person has 40 rental properties that are underwater, the bank isn't going to want to loan on a personal residence, even if the guy is a doctor with great W2 income.It sounds like the stuff they're asking for is pretty typical - but if you don't think so why not just go with another lender?

The word "significantly" is quite subjective, however, in my post above, never did I infer to pay a "significant" premium for seller financing.

ok so thats the difference ...a pre approval letter from financer ...maybe its the way I worded it...and im not only going through agents im doing my own marketing as well... im still educating myself on wholesaling portion of real estate so its not over...this business isnt for faint hearted ppl so I will fit right in...thanks for input though...always love to get criticism it challenges me..
