i have about 800k in equity in which im the trustee of an estate

I'm looking for advice , contacted a trustee loan company that uses private money to assist heirs. http://www.closeprobate.com/ ltv 50% as collateral

5 year plan at 12% meaning I'm thinking of investing 200k of a 400k loan leaving 200k to clear title and debt. any ideals or best practice in structuring this as an exit stragergy?
