I believe this is tied to a successful marketing/branding campaign West Allis has been running, housing being at a lower price point than other neighborhoods such as Tosa, and a bunch of other new developments that attract a younger crowd such as a dog park, restaurants, and bars.

Tip- tenants know you are coming so they hide the dog or cat.

The issue we're having is there is trouble in paradise and two of the roommates have documented the third roommate being in violation of lease (damage from dogs, boyfriend living in home) from multiple angles.

I would suggest contacting several Independent Agents who represent multiple companies and have them run comparisons.I would give them an Idea of what limits you are looking for (building, Liability, deductibles, umbrella, etc.) to make it easier to compare.Things that they will most likely ask:- what is the construction- year built- year when updated: Electric, Plumbing, Roof, Heat- If any dogs, what breed- any losses in past 5 yrs- any pool or playground- Lead free certified- any in ground tanksGood luck on the purchase and feel free to PM me if you have any questions on the above info.

Letters were sent explaining this was a violation of the lease, and I was told the issue was going to be resolved and the dog sent to another household.

I'm guessing that mortgages packaged up to be sold to Fannie Mae and Freddie Mac are likely to have difficulty implementing something like this because maybe the big dogs don't like purchasing HELOCS or can't.

I don't have a dog in the fight anymore as I am under a non-compete for management services but thought I would give you my input for what it is worth.

Kind of like dog ate my homework.  

My property manager doesn't notify me of charges for repairs less than $100.My tenants keep the house very clean and have always paid on time, so I like to reward that behavior with being very responsive to their maintenance requests, which are ALOT. 

But I have a dog that can be rambunctious at times and I get paranoid that he might be annoying to a tenant.
