Student housing - Roommate problems

Hi I have a question. I run a student rental in Florida that's been going rather well up to now. 

There are 3 roommates that are collectively responsible for the total rent (as per our lease). The issue we're having is there is trouble in paradise and two of the roommates have documented the third roommate being in violation of lease (damage from dogs, boyfriend living in home) from multiple angles.

They want us to intercede but not sure what options are without voiding the whole lease for everyone?

    @Dean Fiacco I have been doing student rentals for a long time and I have dealt with some variation of this dozens of times. The problem with an irresponsible tenant base like students is that they try to bring you into their sphere of problems. 

    I would keep it short and sweet and say something like "I'm unable to get involved in roommate conflicts. Each of you are responsible for the entire amount on the lease." I'd leave it at that. My experience is that these situations tend to resolve themselves if the landlord is willing to be firm.
