When I checked my maintenance log, I found that a section of the main sewer line was replaced because the bottom had rusted out over the years and was causing blockage.

One of the properties I manage had a rusted out drain pan and the warranty didn't cover it.

@Bryan Reid  I'd shy away from adding any comments on any application form that could come back to haunt you.. only notation I would ever put would be on separate paper with declined and copy of deny letter to applicant.

Another thing you hear all the time that "Midwest properties don't appreciate" but as BP member Michael "Swanny" Swan has mentioned on his recent episode , his Ohio properties have appreciated pretty significantly. https://www.biggerpockets.com/renewsblog/biggerpoc...I have also seem that many other parts of the rust belt have appreciated as well.

@Bryan Petrinec I think you are right for moving on since you don't have a checklist, photo or video prior to their occupancy.

@Bryan Richardson   The ONLY time we ever pay utility Section 8 or NON, is if it is a double with a common water meter which is about 60% of the time in Indianapolis.
