Section 8 in Indianapolis

Is anyone on here renting out section 8 properties in Indianapolis Indiana? I am considering it but I am confused about the rent prices. The section 8 website says that a 2 br voucher is $800 and a 3br is $1,072. But, for example, the market rent is lower then that on my 3br townhouse ($750). Actually I'd say that most properties in Indianapolis are renting for lower then the section 8 voucher. So how does this work? Do section 8 applicants only rent in A/B+ neighborhoods with that market rent? Thanks!

Hi, I have been a Section 8 landlord since 1985 with over 300 currently for myself and managed for others . PM me your number and I will be happy  to explain .  The amounts you quote are GROSS including ALL utilities and appliances. rents meet a 3 tier qualifier. 

1. HUD approved MAX (noted on website)

2. tenant MAX subsidy (complicated valuation )

3. market value of NON Sec 8 units
