Once a year during tax season the question of a better record keeping hits me :)  We manage about 20 rental units and once a year I need to go through all our business accounts statements and credit cards to sort through records for the whole year.

I know this is not a "get rich quick" sort of deal.

Even if it was in bad shape  or very bad shape after repairs , I think it would be much better investment than  a flip of some sort.  

Provide more details on this flip transaction where you improved price so significantly.What sort of property?
