Post your deal analysis on the forums and members will pick them apart and/or confirm them. 

I would even let the buyer pick the next inspector.

It might sound attractive to pick NC because of prices and supply of inventory or what most people would say "better deals."

Down the road the asset class may change as I build up some equity/capital, but I'll likely get my start in the lower priced B-/C type properties.

These are things like:  talking to people,  getting over the fear of the phone, hard work , taking risks and betting it all, handling failure and rejection, perseverance, and picking yourself up off the floor, dusting yourself off and doing it all over again.

I figured it would just be a blind shot for me to pick and thought of you since I live in La Habra, CA just about 5 minutes from your office in Fullerton.

I like to think i’m pretty intelligent so i pick up onto things quickly but i also like to find the simplest, easiest ways things can be explained to me.

Of course if you have either A class properties or enough for the property manager to care it might be easier.

Dang.   50k is down-payment on 3 or 4 nice class C houses.

Refinished hardwood floors are more desirable and higher class.
