Locally, we were told last week about a pending matter for exterior paint removal without proper certification or safety measures.Here is the link for the EPA published guide explaining the rule: http://epa.gov/lead/pubs/sbcomplianceguide.pdf Our understanding is that the EPA has spent the last year just catching up, and we are scheduled to be at a conference where the EPA will outline their plans to enforce compliance & educate the consumer to more adequately ensure compliance.

Smoking is a hard habit to kick.Even if she kicks the habit she might replace it with a healthy habit exercise,church,etc. or another negative habit alcohol,drugs,etc.You just can't quit you have to replace the void with something.Since her income is great I would take a much larger deposit to cover the risk.Just like pets,other tenants moving in people will not always tell you the truth.It's human nature for many tenants not to be 100% honest.

As long as you're not pulling out cash from your properties, you should be able to use the new appraised values as long as they can be documented adequately.

Separately my husband and I carry an "umbrella policy", aside from our primary home and auto insurance.So now that we're adding a rental house to the mix, I'm wondering what our protection strategy should be.I will talk to a lawyer as well (though I'm not certain if I should talk to one locally in WA where I am, or in TN where the rental house is - I suspect WA since that is where the majority of our assets is)..Anyway, I'm thinking the best option for us right now is to increase our umbrella policy, if needed (and of course to obtain adequate landlord insurance on the rental home).
