I bet the opposite is true though, because the lower interest rate in the beginning will bring higher CF and since the interest rate is lower, there will be more principle included with each mortgage payment, so whenever a refi takes place, there will be a higher "cash out".

I cash flow very well on this, so could definitely afford to pay more towards principle but I am trying to live off of the cash Flow..I am confused what is best here
