Buy and hold investors
Looking to network with investors that had experience buying and holding properties.
I will like to find a couple locals investors in Macon Columbus and Warner Robins GA.
I been wholesaling some properties but I’m interested in find a way to keep some of the properties I’m finding and keep it as a rental.
I’m doing these full time. I’m finding properties that have a great return once they are rehab. Some of the deals I wholesale the total investment will be 50-60k ALL IN meaning buying the property and fixing it.
Normally those properties rent for $1000 to $1100 a month.
I will like to meet for coffe or lunch to pick your brain and see if these deals make sense to the typical investor.
I spend half of the week in Macon and half of the week I’m Columbus. I never buy a property that I can go inside and see it.
I have the crews to do all the work need it to repair the house.

@Guillermo Nadal If you haven't yet, you need to check out the many posts from @Andrew Postell, he's an expert in explaining finance in layman's terms. The crux of paying cash for investment property and getting it all back quickly after rehab relies on factors that he explains so easily.
I've always been puzzled why there's such an issue with refinancing a property, especially if you paid cash for the property & rehab, but it does. So many investors are stumped when they rehab a property, then go out and attempt to get financing, only to run into heartache: loans based on purchase price + updates vs ARV, 6 month seasoning, etc.
If you don't follow a defined process in getting it financed, you may be stuck waiting for months before getting your money back out. Everyone who's getting into the BRRR model needs to read his post on the buy/refinance process.

Take some time and go through them so you can gain some great knowledge on the buy/refinance process.
There's a lot to learn and Andrew does quite a bit in helping investors, I know I've learned a lot in such a short bit of time.
