Now if that fits your budget then go right an ahead, but I don’t think that's you.

I have been in the process of setting up my own business to do transactions under, and have been spending any of my free time reading books about real estate, setting up excel sheets, and getting to know my local neighborhoods better. 

I know it is popular right now to buy in low cost neighborhoods in the midwest, but that isn't for me.

Would you buy a house that would be a great flip or rental in a neighborhood that all the houses are well kept except for the house next to the property that is for sale?

I was able to find a few homes that fit my budget (have 30K in savings) and looked reasonable.

If you are able to gain a couple of points on CoC and then speculate on neighborhood appreciation some of these make sense.   

I can't imagine neighborhoods are at risk with someone Airbnbing their house or apartment or basement. 

I know this isn't a good neighborhood after looking at the crime stats and being somewhat familiar with that area.That said, for a 1st time investment, the numbers look pretty good.

Finally this morning I found a property that I think fits my needs.
