Would like to wholesale but buy and hold also peaks my interest as well as fix and flip.....IM SOOOOOOOO overwhelmed!!!

This home is located Vallejo, Ca (Bay Area) where it could continue to appreciate or it may have reached it peak, Not sure.

I imagine you could rent it in peak season then rent it for 6 months or however long the off season is, as a standard rental

Then with summer options seeming more plentiful and again the demand driver cities, I can see getting about 80-90 days occupancy better (between winter long weekends maybe a couple of holiday weeks, and 4-6 summer peak weekly rentals).

HI ChrisAfter doing this sort of work for 32 yrs FL code has hight restrictions if you wish to fit anA frame roof check with building officials first, and that would be the expensive way plus you still have insightfully ceilings. the roof beams are undersized or to wide on center i think the best thing to do is lightly jack up the old beams and sister it with new ones to hold it,s shape if the sag is over 2" you will need LVL,s as for the roof remove old layers and fit ISO foam board and layer it higher on center so you have a peak in-turn water flows off most off all you don,t have snow loads in FL to worry about as for wood rot check the sill plates first or have a professional put hands on to advise hope i helped you      

It seems too good to be true if it works like I calculated above but still peaked my curiosity...I didn't get the greatest vibe from this guy as it seemed he was being kind of short with me.

The market I'm in is interesting in that lacks the peaks and valleys that many places do, which is a mixed bag.  

Are the current tenants out of towners that will move on when the economy dips or are they rooted in the community.Get a peak at the sellers schedule E of their tax return.

Actually #8 looks more like a mountain peak than a roof peak.Number #1 reminds me of the Sheraton logo which you do not want people to do.
