Oh I still do, i travel the country and play frequently.

I started another professional services business that allowed more travel and was more fun and was eventually offered a job in Florida by one of my clients.  

We definitely have some smoke damage so we'll need to do something, 

As @Eric Fernwood stated Vegas is all relatively close so it would not be impossible for a PM Co to travel across town to make it happen but I would use a PM that specializes in your area and your type of property.Best of luck! 

You seem to be on the opposite track - you keep adding cities, which require knowledge, teams and travel time.

I don't like open kitchens (or the big open space) as sound travels too easily into the surrounding spaces, I know others who love them. 

If its more smoke it's just need gutting.

After taking the time to travel, visit the property (I'm an OOS investor), and the time I've put in on this, you would think out of respect and courtesy I would at least get an email back saying whatever their excuse was (decided they didn't want to sell/ Got a great offer they couldn't pass up, etc.)

The population has been growing here year over year over the last decade, it is home to The Ohio State University which has over 50,000 students that live here along with those that visit, and it also holds a diverse range of young professionals and traveling nurses to fill the demand of the multiple business corporations and hospitals stationed here.

Excercise your rights.Unless I’m missing something local to you—entirely possible—there is no reason to warn, write a letter etc. you should know the law better than a random woman who says “she knows her rights” that’s just blowing smoke.
